Key questions you should ask before buying a new home

Can I make changes to your standard plans and specifications?

Yes! As a smaller volume builder, Cobblestone Master Builder is better equipped to listen to your ideas and accommodate your requests. We treat each home as an individual project and are able to guide you with design modifications before the blueprints are completed.

Is your price negotiable?

Knowing what a home costs to build is key. After adding a fair profit, we arrive at a fair price. We will always give you our best price first. We won't play tricks with you, asking more than we are willing to accept, then bartering with you by throwing in "free" items.

Will the price change after I sign the contract?

Absolutely not! As with any product, the prices we quote for homes and options change from time to time as our cost of these items change. Once the contract is signed, however, we will not change the price of whatever you have purchased. We will never come back to you later and ask for more money to complete your home.

Who pays for all those little "hidden" costs?

At Cobblestone Master Builder we have priced our homes in a way that simplifies the buying process. We will pay the cost of fire insurance, permits, inspection fees, surveyor's reports, municipal compliance fees as well as all property taxes and utilities during the construction period. If you finance your home through our designated bank we will even include the cost to have our lawyer prepare and register your mortgage.

Who pays the mortgage interest during construction?

We do! It's part of why we take your possession date so seriously. The longer it takes us to build your home, the more it costs us.

Can I rely on the completion date you give us?

At Cobblestone Master Builder we use years of experience, and the advantage of our smaller volumes, to accurately predict when each job will be completed. We would rather give you a date that is padded slightly to include normal delays, like bad weather, than tell you whatever you want to hear and then disappoint you. More often than not, we will beat our projected date.

How often am I allowed to visit my jobsite?

As often as you like. We think it's odd that many builders insist on keeping customers away from their new homes under construction. Yes, there are safety issues, but we know the process is exciting enough that you may want to visit often. We have no set number of allowed visits. We see many of our customers on a weekly basis and welcome their comments and input along the way.

Will I be charged an administration fee every time I make a change?

No! While every effort will be made to anticipate every aspect of the design and assist you with defining finishing details in advance, we know that changes often need to be made after construction is already underway. When changes are requested, we will provide you with an exact price for the change and have you "sign off" on it before proceeding. We will never charge you an administration fee just to discourage you from getting what you want.

What if I my product choices cost less than the "allowances" in the contract?

If the cost of any of your final choices for flooring, cabinets, appliances, etc. is less than what we normally specify, we will always refund you the difference. Similarly, if your contract contains any "allowance" budgets, like for light fixtures, we will automatically refund any unused portion to you.

How do I request service during the warranty period?

It's as simple as a phone call away! No forms to fill out, no complicated procedures to follow. When you deal with a smaller company you can expect to talk directly with one of the principals every time you call.

Do I get to keep a copy of the blueprints?

Of course, it's your home after all. After listening to your requests for modifications, a full set of working drawings will be prepared with your name on it, including both architectural and electrical layouts. It's nice to have these plans when planning future changes or developing your basement.
